What is asset-based qualifying?
Asset depletion (sometimes called asset-based) loans use your liquid assets — such as brokerage, retirement, or savings accounts — as a basis for showing repayment ability. Lenders typically divide eligible assets by a set number of months to create an income figure for underwriting.
Non-QM note: Non-QM loans are not eligible for purchase by Fannie Mae or Freddie Mac and may have higher rates, fees, or costs than agency loans. Terms vary by lender.
Who it may fit
- Retirees or near-retirees with significant investments
- Borrowers between jobs with strong reserves
- Self-employed borrowers who prefer not to use tax returns alone
